On December 14th, the auction of the attractive Post Office property in Tczew begins.

Post Office is offering for sale a conveniently located property in Tczew, one of the oldest cities in Pomerania, approximately 30 km from Gdańsk. The future owner could develop the property into a warehouse, a large hall, or office or technical space, among other uses.  

The property's location offers excellent transport links and is located directly adjacent to the Transport Hub, established in 2012. Another advantage of the plot is the PKP railway station – one of the three main railway stations in Pomerania, which handles approximately 25,000 passengers daily. The hub covers approximately 5.2 hectares, serving passengers using rail transport, including the SKM (Fast Urban Railway), buses (both urban and intercity), and car parks. The area surrounding the plot is quiet, as the property is dominated by multi-family housing. A popular shopping mall is also located nearby.  

Poczta Polska is offering for sale properties no longer used for business purposes by the company, but which represent attractive opportunities due to their attractive locations. Efficient asset management is a key element of its strategic investment management policy. Poczta Polska is investing in automation and the expansion of its logistics network. 

Tczew is a commune on the Vistula River, located on two major international roads: the A-1 (national road no. 1), connecting the Tri-City metropolitan area with the south of the country, and the Kostrzyn-Berlin-Gorzów Wielkopolski road no. 22, connecting Starogard Gdański with Malbork and Elbląg. On the eastern side, it naturally borders the Vistula River and encircles the city of Tczew. The main railway junction in Tczew provides convenient connections to most cities across Poland. Bus connections also exist with Gdańsk, Starogard Gdański, Malbork, and Gniew. The commune's attractiveness has increased due to the North-South Motorway and the transport hubs in Stanisławów and Swarożyn. 

The office building, with a built-up area of ​​774 m², has a partial basement. The ground floor contains rooms that formerly housed the post office. It also has electrical, water, lightning protection, ventilation, and air conditioning systems. The building has one floor, and the ground floor contains warehouse space with a garage door facing the train platform. The first floor houses offices. All areas on the above-ground floors are over 3 m high. The building has two staircases and a freight elevator. The building is heated by heating oil. The ground floor of the non-residential building has a garage door and an adjacent ramp. The buildings are functionally connected internally by a passage from the office building's basement. The 1,527 m² plot is rectangular in shape, fenced, and offers several parking spaces. According to the local zoning plan, the property is located within the 6U zone designated for commercial development.

The property is not listed in the municipal register of monuments. It is located in a conservation area. No planning permission has been issued for the property. The plot is not located in a degraded area and is not included in the revitalization zone. A technical infrastructure network runs through the property, which is not owned by Poczta Polska. 

The net starting price is PLN 1,500,000.00, minimum increment: PLN 20,000.00 and a bid security: PLN 150,000.00 (the sale of the real estate is exempt from VAT). The starting price constitutes the Starting Price referred to in §1 section 2 item 2 of the Regulations. The bid security, paid in cash, should be paid no later than December 9, 2022, with the payment date being the date on which Poczta Polska SA's bank account is credited with the bid security amount.
